Per MOU Guidelines and Requirements, all documents scanned must contain original wet ink signatures throughout and must not include any copy, digital, or stamped signatures unless they are certified copies from the court or another jurisdiction. This includes signatures on clarity verifications, PCORs, Tax Affidavits, etc. Documents must be mirror images of the paper documents being scanned. Do not add digital stamps/overlays to your documents.
Recently, we have seen an increase in eRecording submissions using the same PCOR or Transfer Tax Affidavit on multiple Deeds/Grant Deeds that are transferring the same property in a single transaction. Please remember, each Deed must have its own original PCOR and Transfer Tax Affidavit just as if documents were being presented in paper form over the counter.
